A 30-60 day closing window is not unusual for civilians. For military families it can be the whole game. Your agent needs to know how to move fast without cutting corners.
3. Do you know the neighborhoods near NAS Jax and Mayport?
Gate proximity, commute times, school districts, and BAH-friendly price points — your agent should be able to answer these without hesitating.

Military life doesn't always wait for the housing market.
When Active Duty service members receive PCS orders, they don't get to decide whether the timing is convenient. Unfortunately, many who purchased at the height of the market using their well-earned VA loan benefit are now finding themselves in a difficult position when orders come much sooner than expected.
That was exactly the case for my seller.
Selling traditionally would have required him to bring more than $60,000 to the closing table. Even converting the home into a rental would have created a significant monthly financial burden. Neither option was realistic.
Instead of giving up, we created a different strategy.
As a VA Compromise Sale, this transaction required much more than simply listing the home. From helping my seller obtain the initial compromise package from his loan servicer, to preparing market data, comparable sales, rental analyses, and supporting documentation for the lender, every step required attention to detail and persistence.
Once approved to move forward, we focused on what we could control—professional staging, strategic marketing, consistent communication, and finding the right buyer. Working closely with an experienced title company and staying in constant contact with the lender, we successfully navigated the process from start to finish.
